We all opt to apply excess for OSK property, lets see how many lot we can get, which is real windfall as every lot worth RM2.70-3.00

    ReplyDelete
  2. Hng

Many people apply for excess, but quite sure all apply will get some.Even 200 shares is windfall

    ReplyDelete
  3. Teng

IGB rebounded back to above 2.50, however, based on its latest quarter result. Although earning increase but annualized still give rise to rich valuation, trade at PE 16x. The premium reflect IGB its stable and diversify earning base and rich of quality asset.

  4. alwayswin111

PJdev seem have strong hold at 80sen, Interest to get some at 81sen

    ReplyDelete
  5. Don't think there will be a lot allocated for OSKPROP excess. I applied 5000units, hope to get 500units. ^^

    ReplyDelete
  6. Hng

Big property counters( IGB,Setia,IJMland) are traded at higher premium vs their peers.some hoping for special cash distribution by IGB once IGB reits listed to push up it share price

    ReplyDelete
  7. Horse

You are more optimistic than me

Amfirst has acceptance of about 98% but much less apply for excess. I apply 3,000 and alloted 970 share.I wish for OSKProp( i apply 4k excess)can get 200 share excess. For RM200,I get about RM750 ( RM600 share and RM150 warrants)

  8. Teng

Here is the condition and ranking of priority to get excess application.

    i. Firstly, to minimise the incidence of odd lots;

ii. Secondly, for all allocation to Entitled Shareholders who have applied for Excess Rights Shares with Warrants on a pro-rata basis and in board lot, calculated based on their respective shareholdings as at 5.00 p.m. on 1 August 2012; and

iii. Finally, for allocation to Entitled Shareholders and/ or their renouncee(s) who have applied for Excess Rights Shares with Warrants on a pro rata basis calculated based on the quantum of Excess Rights Shares with Warrants applied for.

  9. Hng

Sold some IGB at 2.54 for contra gains. Also, free up cash to buy other stocks( Apollo or Faber).I am probably the one in this group that does not own any faber

    ReplyDelete
  10. Whoever got bullet can park Pavreit at 1.36, minimum 10000units. Good Luck. ^^

My trading limit all up. :(

    ReplyDelete
  11. Hng

Based on prospectus, all apply for will get some excess using prorata formula

Just hope I dont get odd lot like my Amfirst excess.I would think easy to avoid odd lot but don't know why I still given

    ReplyDelete
  12. Teng

You may wan to opt for wait and see first, chance may arise for you to buyback IGB later for intraday gain instead :)

    ReplyDelete
  13. Teng

In order to entitle for excess based on pro-rata bases, one must look back whether they hold any share on 1 Aug 2012

    II.for all allocation to Entitled Shareholders who have applied for Excess Rights Shares with Warrants on a pro-rata basis and in board lot, calculated based on their respective shareholdings as at 5.00 p.m. on 1 August 2012;

    ReplyDelete
  14. Hng

I got your you mean.Allocation of excess base on respective holding in OSKProp.Meaning if you hold more OSKProp, you get more excess

I think this is fair. It not,one will buy 1 lot OR and apply millions excess.

    ReplyDelete
  15. Teng

The critical time to hold OSK property was on 1 Aug, after which shareholding was not counted.

In essence, management give priority to investor whom buy OSK property to entitle OR till the ex-entitlement date on 1 Aug.

It is fair as those buy and hold till entitlement date were at higher cost than those directly opt for OR.

  16. Hi Horse,

May I asked why pavreit is good by at 1.36? Just would like to learn from you all. Thanks for sharing

    Titus

    ReplyDelete
  17. If today ASM on 'Holiday', i think MNRB could stay above RM 3.00

    ReplyDelete
  18. Yea, such allocation will be very fair for those oskprop holders.
I hope to get some of it. ^^ finger cross.

    ReplyDelete
  19. Hng probably get more excess than Horse and I. Hope to get 200 shares excess.

  20. Horse

I still queue Affin CF at 15.5. As expected,Affin share price is under some selling pressure. But I can see this time selling is not as 'severe' as in previuos case.VWAMP may be a factor, also too many CWs expiring same time.MM has no time to monitor all

    ReplyDelete
  21. Titus,
Break your fund in 2 batches on Pavreit. Now first place 1st batch buy at 1.35 and the 2nd batch wait/standby for RM1.36, if happen to see profile buy sell at 1.35 & 1.36 can grab 1.36 straight with 2nd batch. As mentioned minimum 10000units per batch.

    ReplyDelete
  22. horse, Teng

I think we all deserve to these 'windfall' to lower our cost and increase chance to reap handsome profit on the listing date, especially if warrant could hit upper limit :)

    ReplyDelete
  23. Teng,

You are right. I am queuing 0.155 as well. May want to grab 0.16 if mother stay steady at 3.50 today.
VWAMP is really factor, even if they want to manipulate also need more effort.

    ReplyDelete
  24. Horse,

Thanks for sharing. Not buying at the moment. Just would like to learn from you all how to spot a good stock or how to trigger a buy call.

    ReplyDelete
  25. Titus,

    Just concentrade on Dividend stocks.

    ReplyDelete
  26. Hng

What is the reference price for OSKProp Warrant?1 cent?

    ReplyDelete
  27. Teng

I think last time calculated already at 2sen. However, it not make a lot difference, the important is warrant must hit maximum limit up in the first day :)

    ReplyDelete
  28. Ya horse, but now days there is not that many good dividend stock. Or it all fully value that it makes the dividend unattractive.

    ReplyDelete
  29. Hng

Limit up for counters below RM1 is 30cents.Using your min 30% premium for newly listed warrant,it should be around 30cents?

    ReplyDelete
  32. Teng

Perhaps it is reason why IGB upsurge strongly as IPO date already confirm, iron up uncertaintly

    ReplyDelete
  33. Teng

I'm expecting OSK property warrant to trade more than 30sen, the higher than better. Expecting 30% premium of newly listed warrant is at the low side already, some could trade more than 50% premium depending on market response.

    ReplyDelete
  34. We all miss out BRDB rebound. These stock together with IGB were the two property stock bashed down severely recently and coincidentally, both rebounded strongly today.

    ReplyDelete
  35. KSL is building up buying momentum, the recent proposed hike in rental in KSL city mall to as high as 150% increase, if materialize could double rental income next year.

    ReplyDelete
  36. Hng

This morning I was reading Theedge News Alert sent to me. First in the deahline was 'Anxious wait for BRDB warrant holders '

    Too bad miss this

Apollo hit another record high at 3.29 :)

    ReplyDelete
  38. Hng

SGD-MYR is at its near record high. Many Sporean or Msian working in Spore will buy/invest in properties in JB?

    ReplyDelete
  39. Teng

You're right. In fact, i intend to buy landed property in JB as well. But, the landed property in Iskandar region also already skyhigh, Semi-D in Bukit Indah by SP setia, cost at 1.45m for bumi, 1.80m for non-bumi (15% discount) already comparable to certain KL area, like cheras.

    ReplyDelete
  40. Hng

My 2ndary school classmante working in Spore told me Iskandar promoted aggresively in Spore. They even have buses ferrying them from Spore. He bought 2-3 small condo in JB. RM200-300K is nothing for them

    ReplyDelete
  41. Another reason contribute to hike in JB property other than currency is that PR working in Singapore can not buy government HDB, force PR only can buy private condo, which mostly cost more than 1.0m sing dollar. Therefore, many PR opt to buy JB property instead, the nearer the costlier

    ReplyDelete
  42. Teng

My young sister working in Singapore, earning 6.5k, after deducting CTF (20% employee: 14% employer)) and income tax, net income roughly 5k, she spend maximum 1 k for renting room + daily expense, net saving about 4k = RM 10,000 pmth

    ReplyDelete
  43. My cousin brothers also worked in Singapore earning 5-6K $S per mth. Buying big car and house at JB. Thier income really good.

    ReplyDelete
  44. Hng

Non Sporean buying private condo subject to additional 10% duty ( introduce less than 1 year ago?). This push them to no where, can't buy HDB( I think 2 PRs,brothers/sisters can share to buy 1 HDB?) and can't afford private condo

1 room in Spore is SGD600-800/mth. Your sister must be very good in managing her expenses.

  50. Teng

While many Malaysian may get salary >10k, but only few manage to save 10k every month.

To accumulate wealth faster, one may seriously consider working in Singapore, even get paid < S$10k, but if can save half of it and exchange back to ringgit, saving RM10k or RM120K pa is no a problem at all. In addition, with CPF contribution of 20% + higher employer contribution of 14-15%, one can assure better retirement life, which if even best if by 20 year later currency exchange go even higher 1: 3

    ReplyDelete
  51. Horse good to see u around. Followed u into apollo and ksl last week at same price. Thanks Hng for highlighting these stocks. Still holding at the moment.

    ReplyDelete
  52. Teng

horse is better, as he have investment in Singapore stock market without need to working there. Every S$1k profit translate to RM2.5k.

I may follow horse to reinvest in SGX later.

    ReplyDelete
  53. Tay SK

Both KSL and Apollo are due to release their financial result, just need to wait at the moment.

    ReplyDelete
  54. Waiting patiently Hng. Full confidence in these two. Will hold as far as my limited capital permits :)

  55. Hi all
Everybody seems to be making money one way or another... Good.. keep it up... For me, very quiet. Still waiting for Pjdev.
Hng, 0.81 seems strong support but if it continues to support 0.82, maybe we should get some?
I am also keen on GAB, chartwise... target is blue skies . Maybe try some with SL below 15.50...

    ReplyDelete
  56. wow hng congratz !!! Apollo inching higher to 3.35. > 10sen return already. Well done. ^^

    ReplyDelete
  57. between KSL & Faber, which will be a better choice if can only choose one? both same price now.

    ReplyDelete
  58. Buble,

For immediate term i think KSL. Faber as mentioned by hng pending the concession contract.

    ReplyDelete
  59. All

One thing good about working in Spore is you don't really need a car. Owning a car in Msia is painful.

Spore living standard is higher. But you still can get cheap food there ( SGD2-3) with decent environement. But if you want to own a car, then it is very expensive. COE,parking, tax etc will kill you. Altis 1.8 cost about
    SGD160K or RM400.

Horse-Your cousin own big car in Spore or Msia?

    ReplyDelete
  60. Bubble tea

I'm still wait for news of Faber granting concession renewal, the holding period could longer but limit by end of these year. The longer period is compensate by expected higher return once concession news is confirm, expect 20% return on it.

KSL is for shorter period, or till financial result is out, expect return <10%

    ReplyDelete
  61. Hi Hng,

Where did you find the information that KSL will declare its next dividend. I look thru and it noramlly declare its dividend in may but it has passed and no news on the dividend. Thanks.

    ReplyDelete
  62. My cousin brother own big car in M'sia.

POS really fly from 2.90 to 3.30.

    ReplyDelete
  63. Titus

I didn't mention KSL will declare dividend in upcoming Q2 result!

I just pick KSL as it could be only few property stock laggard behind and could be due to uptrend if manage to break its 1.43 resistance level

    ReplyDelete
  64. horse

Pavreit could under some selling pressure, as some of REITs investor may cash out for upcoming IGB REITs

    ReplyDelete
  65. i see. I'm sorry Hng. I have read wrongly. Sorry for the confusion and thanks for clarifying. Thanks

do you think it wise to buy GAB ABOVE 15.70?

    ReplyDelete
  68. sunreit and pavreit follow sell down for IGB REIT

    ReplyDelete
  69. Hng

I was at PJD booth last weekend for Property fair. Their latest launch at city center D Majestic. Smallest unit 685SF going for RM870K ( cheapest unit available for 685sf).My cousin bought PJD's Swiss garden few years back,650SF for RM470k with 7% lease back

    ReplyDelete
  70. Teng

Hapseng at 1.65, plan to buyback?

    ReplyDelete
  71. Hng
I think that is quite a good price to buy too.

    ReplyDelete
  72. Teng

PJD offer leaseback and manage apartment by their own Swiss Garden Hotel division. How is the take up rate?

PJD also have new project in Cheras, You city open for registration.

    ReplyDelete
  73. alwaywin111

PJD is due to release financial result, although EPS could be lower than corresponding year due to a lot of new project still in early stage, but i still think it will proposed 5sen dividend

    ReplyDelete
  74. Hng

For Majestic, sales person told me leaseback also available. Most small units were sold ( which is surprised to me. Unless it is sticker game)

Properties now is bit too high to enter.PJD also has project in USJ,YOU One. Almost all sold out

    ReplyDelete
  75. alwayswin,

GAB at 15.70 personally i think it will surpass 16 but at current price i will not buy.

    ReplyDelete
  76. REITs temporary set back for IGB REIT, a good chance to load up i think.

    ReplyDelete
  77. Anyone still holding WCT..? Mother has already +20 cents from 2.50, the WB still back to square one...at 0.30? Hmm...

    ReplyDelete
  78. Gark

I will wait for WCT ex dividend ( 3.75 cents TE). Ex date is Sept 4

    ReplyDelete
  79. After ex-div, the price will be adjusted lower .. then the WB will have further room to fall.

Anyway went to visit paradigm, Aien Bukit Tinggi and KLIA2 construction over the raya holidays, was quite impressed. :)

    ReplyDelete
  80. Horse

IGB Reits DY is about the same with most Reits listed now. Some even offer better DY

I favor Quill capital but its price hold steady now

    ReplyDelete
  81. Teng, Gark

WCT itself is worth of investing, but not WB as it only has 6-7 month lifespan.

    ReplyDelete
  82. Teng

Beside income yield, REITs assets also contribute to assessment. Retail REITs especially at good location are more resilient than Corporate tower/warehouse

    ReplyDelete
  83. Teng,

    Not throwing your ytlp-wb ?
    Keep bashing down. :(

    ReplyDelete
  84. Hmm.. then maybe it will be more worth it for me to exchange my WB to WCT shares....:)

    ReplyDelete
  85. Horse

Still keeping YTLPower-WB. Waiting for jackpot

    ReplyDelete
  86. Hapseng at 1.63! any chance of sudden buyout like last week?

I think is better to wait for financial result first

    ReplyDelete
  87. Gark

You still holding WB? at what cost?

    ReplyDelete
  88. Hng

I have been monitoring HapSeng since 2.30pm. Still not sure to buy at 1.63 level. FY may not be good?

    ReplyDelete
  89. Yes I am holding WCT-WB at 0.30, surprised to see the mother shares gain, while the WCT-WB is being lackluster. But still can wait a bit more.

    ReplyDelete
  90. Wow.. YTLP is taking a nosedive...

    ReplyDelete
  91. Hng

Miss your message abt hapseng at 1.65

FYI,I still have Hapseng I bought at 1.72( same day you contra play Hapseng,I sold at 1.75 or 76 but bought it back at 1.72)

    ReplyDelete
  92. horse

Lets wait for opportunity to buy back YTL Power and WB on further weakness.

    ReplyDelete
  93. Horse

Affin-cf- mean chances of getting it at 15.5 cents is getting slimmer. I only have 32400 shares^^

    ReplyDelete
  94. Hng/Horse

I last bought YTLPower at 1.68. This may be strong support level

    ReplyDelete
  95. hng,

    Yup, waiting for ytlp-wb :)
But need to spare a lot of cash. :(

I just went visit an apartment with condo facilities. Selling 120K 960sf. Rental could fetch around RM700.

    ReplyDelete
  96. Horse

Where is the location for this apartment?

I know in Melawati, one condo going for 150k for 1,000sf with rental around 800/mth.But this is old aprtment, and I worry about structure strength as I see columns at undergorund car park

    ReplyDelete
  97. horse where got so good deals?

    Share share, KL, cheras??

    ReplyDelete
  98. The area is at Klang near Giant, source it from property website called vista bayu.
Melawati is a good area though, 130K is cheap.

    ReplyDelete
  99. Just got my PAVREIT filled at 1.34 :) ^^

    ReplyDelete
  100. Soon MM will take 0.165 for affin-cf.

    ReplyDelete
  101. Horse

If you interested, condo name is Desa View. You may widen your search to Setapak +Melawati.

Problem is strata title not issued yet. Environement is good, cooling. Few years back I was there and I see many many columns to support car park structure

    ReplyDelete
  102. Horse/CK

I think Klang also not bad though it is 'far' from KL. 120K for 700/mth rental is good investment. I will prefer this over Desa View I just mentioned. Desa View was developed by Mxx which is not so reputable.

    ReplyDelete
  103. SOld back Pavreit at 1.35 with 1 sen profit. ^^
