Bought more PBbank-01 a 8.45 to further avarge down holding cost.
This strategy quite similar to last 2 month, when i'm bought Resort. At that time i bought resort in the downtrend and staggering to average down holding cost and eventually realize handsome gain when resort start to gain momentum. I believe history will repeat itself for bluechip stock, adhere to strategy buy on weakness and sell on strength.
Expect BNM to announce rate cut at least 25pt. Bank industries may suffer margin squeenze. However, superior and dominance bank may still on right track to achieve positive loan growth and gain higher market share.
Bought again PBbank-01 at 8.40. With this round of buying, PBbank has become highest percentage in my portfolio.
I've almost use up my exiting capital. If PBbank-01 keep falling, with little capital available, i may need to dispose some of my REITs to channel more resource average down holding cost on PBBank-01.
My REITs portfolio currently on paper gain and timely disposal will realize gain.

Zhulian just announce financial result : EPS= 5.54; Cumulative = 21.65sen.
However, Zhulian only declare 3sen TE dividend (cumulative 12 sen TE)! Below my expectation, below target payout of 60%. Current payout only 55% of its net profit, perhaps management wanna to conserve more cash in anticipate weakenning consumer sentiment. Nevertheless, total yield still almost 13% nett base on current share price
I wait for local and 01 having a diff margin of > 15sen before i trigger the swap. Last round i sold all local for 8.25 and buy 01 at 8.05 within the same day. Must trigger the sell first before buy and ensure that you can buy & sell at the price with some profit margin. Any price more than 15sen diff should have some profit margin. Remember the buy & sell must be easily obtainable. If both local and 01 having big diff margin, then can swap anytime la...haha
Market rebound follow overnight US. market gain of nearly 3.5%. However, BNM annonuce above expectation of 75pt opr cut, may signify worsenning Malaysia enconomy and may bring adverse impact on Banking industries profit margin. Although BNM also reduce satutory reserve down from 3.5% to 2% to release more loanable fund to Banking, but the main purpose is for bank to reduce BLR and borrowing cost significantly and mitigate reduction rate in 12mth FD.
Nonetheless, most banking react mildly in today market and trading volume still shrinking. Many people still try to digest the magnitude impact of their earning
AxisREITs just declare final income of 7.87sen. Based on today closing price of 1.26, yield is 6.2%. In addition, starting from 2009, AxisREITs will adopt income distribution policy from semi-annually to quarterly payment, which mean beside these final income of 6.2%, investor can now look forward another 3.1% in just another 3 month (total yield in 3 month time: 6.2% + 3.1% = 9.3%), much more better than FD. For your information, Withholding tax have been reduce from 15% to 10%. Thus the net yield will be 8.4%

Have been eyeing REIT for years and attempted to buy them before, just too solid to grab them during good time, now probably can park some of my money for longterm div gain...in my radar list AXREIT & HEKTAR.

Sold small portion of Zhulian, UOAREITS and Hektar at 95sen, 99sen, and 81sen respectively. Raise more capital and prepare for any downturn.
