Day Trades : Sold KELADI ^^

 
DAY TRADES : 11/6/2013
 


1. PUNCAK - Finally, at least now i sold a reasonable price today. ^^ Sold all at RM2.01. ^^
2. KELADI - Sold all at 0.265. ^^
3. IGBREIT - Sold all at RM1.36. ^^ Handsome profit as majority gotten them at RM1.34. ^^
4. PAVREIT - Bought at RM1.58. ^^
5. Watch List - PUNCAK, UOADEV, KHSB, KPS, MARCO
6. Congratz to all. ^^ Looks like everyone is making profit. ^^
7. Good Luck. !!!

Thanks. Currently under close watch some shop lot along coastal highway, but price tag already go up too high!!??

As, my current bank loan facilities will only allow 70% financing due to 3rd property. Thus need to secure 30% downpayment, must cash out partial fund from stock investing :( Still thinking ........

70% loan cap for third property is for residential only.But banks still may limit your loan margin if you have few outstanding loans

That is why some developer offer condo as commercial title

Shoplot margin of financing is about 70-80%. However, if shoplot selling at RM 1.4m, even 20% downpayment would cause RM 400k + legal/MOT etc, totaling about RM 450k already...:(

As long as both Puncak and KPS can stay above their support level at RM 2.00 and 1.40, respectively. Then, Both Puncak and KPS will still remain uptrend, and surging higher price can be expected once their respective catalyst announce.

Puncak - free warrant + cum 5sen TE dividend + water restructuring progress.

KPS - Revise upward offer price for its stake in KHSB from 76sen to 83.6sen + cum interim dividend 2sen + water restructuring progress.

Both also trade below their NTA, Puncak at discount 50% (share price RM 2 vs NTA of RM 4), while KPS at 40% (share price RM 1.42 vs. NTA 2.45). If water restructuring can be seal soon that both will received huge lump sum profit realize from their concessionaire which will reflect their respective NTA, by then both stocks should trade at least close to their NTA. Nevertheless, as the negotiation still ongoing, it take time to fully materialize their NTA.

Short term, Puncak offer free warrant (Confirm will announce by middle of these month), while KPS may received higher selling price of its stake in KHSB from KDEB (Still await confirmation from KDEB). Both share price should at least response positively.

currently the shops and houses along the two major highway like coastal and EDL highway all price will go up.But due to iskandar theme play,even higher. Which area you eyeing ? :-)

What is yield of the rental do you expecting ? with currently high price , how many of them can afford to rent it ?

The rental yield is troubling my decision making. My alternative choice is look for secondary market and shoplot in mature township, with preference tenanted shoplot for immediate income.
