I just hope UOADEV can go pass 1.60. After that is all the way up. :)

10sen dividend has not declared as yet. So upward potential is still intact. :)

Downgrade to smaller car. Save money for KLSE

One reason is I move to condo end last year. From 1st floor car park to ground floor, driveway is damn narrow. Management said it is for people to slow down before exit (CCTV ).

Anonymous said...

Teng

If wanna to slow down vehicles before CCTV, just build bump, narrow driveway is not solution at all, just risking car of getting scratch. Its just management/developer excuse only, due to limited space, all car park have to build as small as possible to coup more parking lot, driveway also have to squeeze to make way for visitor parking lot..

Anonymous said...

Teng

You have to get used of living in condo as management, (developer appointed) have great control until resident setting up its own Association.

Teng said...

Hng

My friend condo has hump to slow down cars. But resident also complain because hump too high( low hump does not deter some drivers). Management had widen driveway but still narrow ( for my wife only)

Today market very slow, volume just still less than 200m, index lead no direction, price stay sideways, Indeed boring.

Teng said...

Hng

Ya,too boring.

Actually stock investment in Msia is still behind most countries in Asia. Spore( 1/6 of Msia population)has volume higher than Msia.Taiwan( only trade 1/2 day?) also more active than Msia.Guess most people still keep money in FD?In 2009,I encouraged my sister to invest in REITS( one counter in Axisreits) instead of putting money in FD for 2.5%

Bought more Muiprop at 14sen, Muiprop currently trade cum dividend of 1sen, yield at 7.1%

REITs is definitely best option for those seeking for 7-8% recurring yield and yet enjoy capital protection. It will be my top holding once i reach 50 year. I to opt for conservative investment instead of current aggressive trading.

Anonymous said...

Teng

I think at your age 50+, all your children already grow up and independent. There should be less financial burden now, can enjoy your golden age.

I'm still in the midst to accumulate enough wealth in preparation for future children eduction and commit housing loan repayment. Invest in REITs at 7-8% pa are insufficient fast to grow my capital to meet my future expenditure.

Hng

I am not that old.Now at mid 40

Teng said...

Hng

You are young, and can take risk. I advise those who keep all $$ to invest part in Reits( or even bluechips like Pbbank) and bonds.

alwayswin111 said...

Hng
Which reits do you recommend?

alwayswin111 said...

My son started working 2 yrs now. Not interested in shares at all. Do you think advisable for me to buy reits for him say bit by bit on regular basis as a saving. He is not interested in share trading but not opposed to saving regularly.

Teng

Sorry, i must mistaken quoted you inmMid 50, i think should alwayswin111 in mid 50yr and you, Teng in mid 40

To invest in REITs, horse should be able to give you good advice. He is long time REITs holder.

alwayswin111 said...

Any advice ? Much appreciated.

Teng said...

Alwayswin111

Your son should invest in stock. He is young and can take risk.Maybe you can invest in stock for him,and he buy reits instead

Teng said...

My biggest Reits holding Starreit up 3 cents today after annoucing buying hotels in Australia. I don;t get much detail from the annoucement. How people know purchase is benefiting company?

alwayswin111 said...

Hng
You didn't trade YTLPOWR -WB lately.

Anonymous said...

alwayswin111

I already have YTL Power-WB at cost 44.3sen and have not spare capital further average down cost as most of the fund already tight on Tambun and Tambun-WA.

Anonymous said...

Teng

The acquisition is earning accretive. StarREITs stand to get fixed rental fee from leaseback to hotel operator and variable fees based on performance.

Teng said...

Hng

I think it all depends whether buyer steal a deal or over pay for the property. Normally for hotel, analyst use how much buyer pay per room

Teng, alwayswin111

There is general perception by public that invest in stock market is like gambling, depending on luck and tips. I had personally experience such perception from friend and relative and relentlessly try to explain to them that investment is serious and formal way of accumulating wealth. the stock pick are subject to fundamental that underlying company and many goods surrounding us are product of listed company, such as Toyota Vios is distributed by UMW, your condo is build by IJM etc

Teng said...

Hng

Totally agreed. If you buy into counters that has profitable business, good management then it should be safe

Anonymous said...

Teng

Sell and leaseback is business model adopt by original owner to convince buyer that it got lump sum of sold properties and can continue its business on exiting properties which in return guarantee pay fixed rental fees to buyer (e.g. 7% return yield based on properties sold) and sweetener the deal with additional variable fees based on performance that hit certain revenue level.

alwayswin,

About REITs, i think Starreit is good though. I missed the other day at 0.905 when someone throw big chunk out. :( Should have jump queue else now already 8 to 9sen profit. :(
Can wait for IPO midvalley. :)
Go for ARREIT the cheapest REIT with almost 8% p.a but recently having issue with SilverBird defaulted rent payment. :( Can buy if dip below 90sen.

I trade REITs even with 1 bid profit, quite a sure win trade when dealing with REITs.

Longest keeping REITs is HEKTAR at 76sen. :)

Hold ARREIT the most.

horse said...

hng,

I should consider Muiprop as well. :)
Thanks for mentioning here. Will monitor closely tomorrow.

Teng,

Toyota is a very reliable car. I am driving INNOVA currently, so far never give any big problem unlike my WIRA. :(

I am spending high maintenance cost on my old WIRA 15 years old every month without failed. :( Just the recent one cost me RM1400 total repair cost. :(

Will get rid of this junk soon. :(

horse said...

All,

Good luck to your trading tomorrow.

There won't be any new post from me tonight.

Wish everyone have a good trades and may the best price be yours always.

horse said...

alwayswin,

I think REITs can buy on a monthly basis irregardless the price, of course we will opt for lower price if can, the eventual dividend/income distribution should be able to cover your price loss in the long run, if price goes up then a bonus to you. :)

There should be a point that when you gather big enough units on a particular REITs, one should reinvest the dividend to get more units every quarterly. I am practising it on my ARREIT now.

Good luck.

Actually I wanted Altis but delivery is at least one month. So went for Vios.

Your Hektar must be from very early. I remember I bought this at around 1 or 1+ in 2010.

Canone looks ripe for buying.. what do you think

Anonymous said...

alawyswin111

I think shareholding tussle between Canone and Kianjoo already finalized, just pending proposal right issue that still await court order. Canone successful win over controlling stake in Kianjoo and boosted its NTA to more than double, but it also burden with huge debt. I think after it manage to restructure kianjoo board, it may opt special dividend payout instead of right share, to help canone pare down debt

Tambun already declare dividend of 3.8sen TE, ex-date on 28/8

After today sold off all Tambun-WA, my cost on Tambun also adjusted downward to 51.7sen. Still keep most of Tambun, to enjoy dividend or may sell at higher price.
